These Terms of Service ("Terms") govern your use of themtrcompany.com and the services offered by The MTR Company, a brand operated by TMO Homes LLC ("The MTR Company," "we," "us," or "our"). By using our website or submitting a form, you agree to these Terms. If you do not agree, please do not use the site.

1. Our services

The MTR Company serves property owners in Houston and San Antonio, Texas. We offer full-service mid-term rental management (Full Management), self-managed automation software (VaultStack), and a free income audit. We also offer paid acquisition and launch consulting. We provide recommendations and support, but we do not guarantee any specific booking volume, occupancy rate, or income.

2. Eligibility

You must be at least 18 years old and able to enter into a binding agreement to use our services.

3. Your submissions

You are responsible for the accuracy of the information you provide, including your contact details and property information. You confirm that you have the right to list or manage any property you submit. You grant us permission to use the information you provide to operate our services and respond to you.

4. Services, fees, and terms

The free income audit is provided at no cost and carries no obligation. Full Management is priced at 20 percent of collected revenue, at any portfolio size, with no monthly fee. VaultStack is priced by door count and begins with a three-month initial commitment, after which it continues month to month; your VaultStack rate is locked for twelve months from signup. Certain features, including the VaultStack Scale tier and the direct-booking link, are described as coming soon and are not yet available. Current details are described on our Pricing page and confirmed in any agreement you enter with us.

5. Advisory consulting

Our Mid-Term Rental Acquisition and Launch Consulting is advisory only. The MTR Company is not a real-estate broker, agent, lender, or fiduciary acting on your behalf in a purchase, and does not negotiate on your behalf. You make every purchasing decision. Consulting is engaged under a separate written agreement.

6. Estimates and no guarantee of results

Any income, revenue, or savings figures shown on the site or shared during an audit are illustrative estimates for general guidance only. They are not a promise or guarantee of results. Actual results vary by property, furnishing, pricing, market, and season. Your free audit provides an estimate specific to your property; it is not a guarantee.

7. Communications

By providing your contact information, you agree that we may contact you by email, phone, and, where you have opted in, text message from The MTR Company (TMO Homes LLC). Message frequency varies and message and data rates may apply to text messages. You can opt out of text messages at any time by replying STOP to any message, and reply HELP for help. You can opt out of marketing emails using the unsubscribe link in any email. Carriers are not liable for delayed or undelivered messages. Our handling of your information is described in our Privacy Policy.

8. Acceptable use

You agree not to misuse the site, interfere with its operation, attempt to gain unauthorized access, or use it for any unlawful purpose.

9. Intellectual property

The site content, branding, and materials are owned by us or our licensors and are protected by law. You may not copy, reproduce, or distribute them without our written permission.

10. Third-party services and links

Our site may link to or rely on third-party services. We are not responsible for the content, policies, or practices of those third parties.

11. Disclaimers
